TOP LOCATION
The location is unique, the beach at your feet and right next to the dune park, hence the appropriate name 'de Duinwachter'. The views that this fantastic location brings are wonderful. In the evening on your terrace with complete privacy, watching the sun sink into the sea, is only possible for few people.
THE DESIGN
The project developer's assignment to the architect was to design a unique, high-quality and modern building. A building with a sophisticated appearance that would not look out of place on Miami Beach or in Monaco.
In other words, not a dime a dozen flats, but a great asset to Zandvoort, both in terms of housing supply and appearance, with the aim of a quality boost for the area. That assignment was given to Hooyschuur architects in consultation with the urban planner and landscape architects Atelier Loos van Vliet. The team has come up with a fantastic plan in close cooperation with the municipality of Zandvoort.
The architecture style is very special. The basis for this is laid in the many curves that form the building. You will not find a right angle here. These 'curves' fit in nicely with the rolling dune landscape around it. Black aluminum frames are used in the white facades, with large glass sections, from floor to ceiling. By combining modern materials with parts of beautiful warm wood, a very beautiful and lively image is created. The spacious terraces and balconies 'follow' the curves and vary in depth. The main entrance is one that fits a building with allure. A particularly spacious and double-height reception area, the interior of which was co-designed by the architect, gives you the feeling of exceptional luxury upon entering!
Designing a building is one thing, but landing it well in its environment is at least as important. Loos en van Vliet landscape architects have taken up this task with verve. The current fully paved and built-up location with car dealership and petrol station means that there is a large 'gap' in the otherwise beautiful green zone along the dune park. Restoring this beautiful dune front at the project location was a wish. And they succeeded: The buildings rise from a planted dune, which (with the exception of the entrance zone) is laid out completely along the building.
The zone between the two buildings will also become a beautiful green oasis with plants, dunes and trees, offering plenty of space for birds and other animals. The spacious terraces of the ground floor homes have been beautifully co-designed with curves in the dune.
THE APARTMENTS AND PENTHOUSES
The special main building contains 69 homes, spread over 12 floors. Due to the many curves and curves, there are many different types, each with its own qualities. One thing is certain, you will not find a standard apartment here!
The homes are divided into 3 price segments: middle (apartments), luxury (apartments) and top segment (penthouses). The ground floor to the 5th floor offers space for homes in the middle segment and the luxury segment.
- The middle segment consists of 38 homes varying in size from approx. 53 to 80 m².
- The luxury segment consists of 20 homes. The dimensions of the luxury homes are between approximately 80 and 120 m².
- The highest, slender part of the tower contains the 11 homes in the top segment. These are the semi-penthouses (10 units) and the top-penthouse, which are located on the 6th to 11th floors. The semi-penthouses are no less than approx. 177 to 191 m² with terraces of approx. 54 to 76 m². They are freely located all around, because together they share an entire floor and are only connected to each other with a small piece of wall.
- The top penthouse measures approx. 284 m², with a roof terrace of approx. 180 m² and covers the entire top floor. The homes in the top segment all have majestic views of the sea and the dune area and have enormous glass areas and outdoor spaces all around!
All housing types have in common that the living rooms are very spacious and equipped with large windows from floor to ceiling, which provide a wonderful amount of light and often offer a beautiful view of the coastal environment. A spacious arrangement, often with a cooking island, fits easily in the kitchen. The building and the houses have a high-quality finish, including a videophone installation, underfloor heating throughout the house and beautiful sanitary facilities from the renowned Grohe brand.
The purchase of the kitchen is not included in the V.O.N. price of your home. You are therefore free to assemble your kitchen elsewhere. Installations for a luxury kitchen layout, including a provision for a cooking island, if space permits, are already included in the price.
PARKING GARAGE, STORAGE SPACE AND BICYCLE STORAGE
There is plenty of parking space for you and your visitors in the parking garage under the complex. In addition to a large number of visitor spaces, one private parking space per home has been reserved for the homes in the middle segment and two for the luxury and top segment.
There is also no lack of storage space: no storage room tucked away far in the basement, but handy in the home, so that you have your belongings within reach. There is of course also a place for your bicycles. Easily accessible, without a ramp or bicycle gutter, close to the entrance and the lifts, each home will have several bicycle spaces at its disposal. Space has even been created for your cargo bike.
SUSTAINABILITY
The homes and buildings are extremely sustainable. They meet the requirements of BENG (nearly energy-neutral building), are of course gas-free, equipped with high-quality insulation, a heating system with a heat pump and a ventilation system with heat recovery.
The space around the buildings is also sustainable: in addition to the new planting of shrubs and trees, which absorb CO2, drying out of the soil is a very important theme these days. Where almost all the rainwater at the location now disappears into the sewer, not a drop will be lost in the new situation: all the water, including that which falls on the roofs, will end up in the soil through infiltration facilities!
